Working with Kelvin

Who will advise me?

Kelvin Chiang provides personal property advice through ERA Realty Network Pte Ltd. His focus covers residential homes, landed properties, commercial premises and shophouses. CEA Registration No. R024569D.

What should I prepare for our first discussion?

Share your property type, location, objectives, preferred timing and approximate budget. For a sale, a floor plan and your onward housing plans are useful. You can start with a WhatsApp conversation before gathering the full documents.

How are agency fees agreed?

Commission is negotiable; there is no fixed rate prescribed by CEA. Agree the service scope, commission, applicable GST and payment terms in writing before work begins. Kelvin will explain the proposed agreement so you understand your commitments.

Can we communicate in Chinese?

Yes. You can discuss your property plans with Kelvin in English or Chinese. Contact him on WhatsApp at +65 8800 9999 or use the WeChat QR button.

Selling and upgrading

How will you position my property?

We begin with its condition, layout, location and likely buyer profile. Kelvin will discuss comparable transactions, an asking-price strategy, presentation and viewing arrangements, then review buyer feedback with you.

Can you guarantee my asking price or a sale date?

No agent can responsibly guarantee the final price or timing. Buyer demand, competing listings, condition and financing affect the outcome. We can agree a realistic strategy and review it as evidence and feedback emerge.

How do I estimate the cash remaining after a sale?

Start with the sale price, then account for your outstanding loan, required CPF refund and selling costs. CPF refunds generally include the principal used and accrued interest. Use confirmed figures from CPF, your lender and lawyer; the website calculator is only a planning estimate.

Should I buy first or sell first?

The answer depends on available funds, financing, your housing needs and the timing of both transactions. Kelvin can help map the sequence and possible temporary accommodation. Confirm taxes, eligibility and loan arrangements before committing.

Buying and financing

How do I choose between a resale home and a new launch?

Compare when you need to move, what you can inspect today, location, layout and the full ownership budget. A home under construction may require interim accommodation. The better fit is the property that supports your needs, rather than a promise of appreciation.

What costs should I allow for beyond the purchase price?

Consider stamp duties, legal fees, financing-related charges, renovation, moving and ongoing ownership expenses. BSD applies to property acquisitions; ABSD may also apply depending on the acquisition and buyer profile. Check the current IRAS rules before signing.

Does the calculator tell me how much I can borrow?

No. It estimates repayments from the figures you enter. A lender must assess your borrowing eligibility and limits. The sample interest rate is an assumption, not a loan offer, and actual packages can change.

Can you help me shortlist homes or arrange viewings?

Tell Kelvin your budget, preferred areas, must-haves and timing. He can discuss suitable options and coordinate viewings. For a new-launch showflat, confirm appointment arrangements and current availability before travelling.

Commercial, shophouses and leasing

What should I examine before buying a shophouse?

Review the title, approved use, tenancy, building condition and any conservation considerations with the relevant professionals. Assess operating costs, financing and tenant demand. Mixed-use properties need careful review of their residential and commercial components.

Is a high advertised rental yield enough to judge an investment?

Look at the actual lease, rental receipts, vacancy risk, repairs and recurring expenses. Compare net income under different financing assumptions and consider how easily the property may be leased or sold in future.

Can you help with leasing?

Kelvin can discuss rental positioning, presentation, viewings and tenancy negotiations for residential and commercial property. Agree the scope of work and fees at the outset; any ongoing management arrangement should be discussed separately.
